Knob-and-tube wiring — what it is and why it matters in NYC
Knob-and-tube (K&T) wiring was standard from the 1880s through the 1940s. It consists of individual conductors run through ceramic knobs (for support) and ceramic tubes (through wood framing), with no ground wire. Most NYC homes built before 1950 still have some — or all — of their original K&T wiring.
Why insurers flag it: K&T wiring lacks a ground wire, making it incompatible with three-prong appliances and devices. More critically, it relies on open-air cooling — adding insulation over K&T in walls and attics is a known fire hazard because it traps heat. Most NYC insurers now refuse coverage or charge significant premiums on homes with active K&T in service.
K&T isn’t automatically dangerous if it’s original, undisturbed, and not covered by insulation. What makes it dangerous is age-related insulation brittleness, improper splices added over the decades, and the addition of attic or wall insulation. Aluminum wiring — the other common NYC issue
From the mid-1960s through the 1970s, aluminum was widely used for branch circuit wiring in residential construction as a cheaper alternative to copper. Many NYC homes and co-ops built in this era — particularly in Queens, the Bronx, and parts of Brooklyn — still have aluminum branch circuit wiring.
The problem: Aluminum expands and contracts more than copper with temperature changes, which over decades can cause connections to loosen at outlets, switches, and the panel. Loose connections create heat and arcing — the leading cause of electrical fires in homes with aluminum wiring.
The solutions: Full replacement with copper wiring is the most thorough fix but also most expensive. The practical and often preferred solution for NYC co-ops and condos (where wall access is limited) is CO/ALR outlet and switch replacement throughout, combined with anti-oxidant compound treatment at all connection points and the panel. This is accepted by NYC DOB and most insurers when documented correctly.
What a rewiring project actually involves in an NYC home
Wiring assessment
We inspect your home, document the type and extent of existing wiring, assess access conditions, and identify which circuits need replacement. You receive a written report and fixed-price quote.
Scope definition
We agree on scope: full rewiring, partial (specific circuits), knob-and-tube replacement only, or aluminum remediation. Many NYC jobs are partial — we don’t sell more than what’s needed.
DOB permit filing
All rewiring work requires a DOB electrical permit. We file, track approval, and schedule around the permit timeline.
Wiring installation
We fish new wiring through existing walls wherever possible to minimize drywall disruption. Where walls must be opened, we use the smallest practical opening. We work in sections to keep portions of the home powered throughout.

DOB inspection and closeout
We schedule and attend the DOB inspection. On sign-off, you receive the Certificate of Electrical Inspection — required by most insurers to update coverage after rewiring.
Do you actually need to rewire your whole home?
Not always. This is an important and honest question — full rewiring is a significant investment and not always necessary.
Partial rewiring often makes more sense for NYC brownstones and apartments where some circuits are original K&T and others have been updated over the decades. We replace only what needs replacing.
Aluminum remediation (CO/ALR replacement + panel treatment) is a cost-effective alternative to full rewiring for 1960s–70s construction, accepted by NYC DOB and most insurers.
When full rewiring is the right call: Original wiring throughout with no updates, extensive K&T with insulation cover, aluminum wiring with multiple problem connection points, or a home that’s being substantially renovated and walls are already open.
