
You bought the car. The garage says “EV-ready.” Nothing happens.
This is one of the most common calls we get from newer NYC buildings, and the frustration is understandable. The sales material said EV-ready. The building manager confirms it. There is even a conduit stub visible near the parking space. And yet there is nothing to plug into.
Nobody lied to you. “EV-ready” is a construction term, not a promise that you can charge. It describes what was built into the structure so a charger could be added later — not a charger.
The short version: EV-ready means the pathway exists. Getting from a pathway to a working charger is a permitted electrical job — and that is the part still waiting to be done.
Why the gap exists
When a building goes up, running empty conduit is cheap — the walls are already open and the concrete is not poured yet. Installing actual chargers is expensive, and the developer has no idea which spaces will need them or which brand a future resident will want. So the rational move is to build the pathway and leave the rest.
That is genuinely good for you. Retrofitting conduit through a finished garage or a masonry wall is the costly, disruptive part of an EV install. If it is already there, you have skipped the worst of it. You just have not finished the job.
What is actually left to do
- Pull the conductors. The conduit is an empty pipe. Wire has to be pulled through it, sized for the charger you choose.
- Set the breaker. A dedicated two-pole 240-volt breaker in the reserved panel space, sized to the charger.
- Confirm the panel can carry it. Reserved space is not the same as available capacity. A load calculation tells you whether the service supports the new circuit or needs an upgrade.
- Mount and commission the EVSE. The charger itself, plus terminations, torque checks, and testing.
- Permit and inspection. A new 240-volt circuit is permitted work, filed by a licensed master electrician.
Worth knowing before you shop: an EV charger is a continuous load, so the circuit is sized at 125% of the charger’s rating. A 40-amp charger needs a 50-amp circuit, not a 40. Our EV charging calculator works that out for you along with charge time and cost per charge.

Reserved space vs. real capacity
This is the detail that surprises people most. A panel can have a physical empty slot and still not have the capacity to run a 48-amp charger — particularly in a building where the service was sized years ago for a very different set of loads. Space is geometry. Capacity is arithmetic.
A proper load calculation answers it in an afternoon. If the service will not carry it, the options are a panel or service upgrade, or a smaller charger — a 32-amp unit still adds meaningful range overnight and may be the pragmatic answer.
Co-ops, condos, and shared garages
In a shared building the electrical work is often the easy half. The other half is governance: which panel the circuit comes off, who pays for the electricity, and whether the board requires an alteration agreement. Metering usually decides it — a charger fed from a house panel needs a way to bill the user, which is why sub-metering comes up so often in these conversations.
None of that is a reason to give up. It is a reason to start the conversation with the board early, with a licensed contractor and an insurance certificate ready. We do this regularly and can supply what boards typically ask for.
How to find out what you have
Three quick checks:
- Look at the parking space. A capped stub or empty box means EV-ready. A receptacle or mounted unit means installed.
- Look at the panel. Is there an empty two-pole space, and is it labeled for EV?
- Ask for the drawings. The managing agent or developer usually has the electrical plans showing exactly what was run.
