The owner's recurring electrical problems — handled as a system, not one-off calls

Managing electrical across a multi-family building means the same categories of work recurring forever. We've structured our service around exactly that reality:

Unit turnovers. Every vacancy needs the same checklist: dead outlets fixed, GFCI brought to code in kitchen and bath, detectors current (smoke, CO, and now the LL157 gas alarms), fixtures working, panel labeled. We offer a standardized turnover package at a fixed per-unit price — same scope, same price, every vacancy, scheduled inside your turnover window so it never delays a lease start. Photos and a dated completion record for every unit, automatically.

Tenant electrical complaints. "No power in the bedroom," "the outlet sparks," "breaker keeps tripping" — we take these direct from your super or management portal, dispatch within your SLA, and close the loop with a written diagnosis. Active hazards route through our 24/7 emergency service; the rest schedules same-week.

HPD violation cures. Electrical violations — defective fixtures, exposed wiring, missing detectors — cured with the photographic and written documentation HPD certification requires. We know what the certification needs to show because we've produced it many times; a cure that bounces costs you a re-inspection cycle.

Portfolio owners: 3+ buildings unlocks portfolio rates, a single point of contact, standing COIs on file with each building, and consolidated monthly invoicing. The goal is that electrical simply stops being a thing you manage.

Building systems — the infrastructure layer

Riser & feeder upgrades

Vertical feeders sized decades ago, now carrying AC in every unit. Phased replacement scheduled around occupancy.

Service & switchgear

Building service upgrades with full ConEd coordination — the long-lead item that gates everything else.

Meter bank work

Meter pan repairs, bank upgrades, adding meters for unit splits or legalizations — coordinated with ConEd.

Common-area lighting

Hallways, stairwells, lobbies, exteriors — LED conversions that cut common-area bills 60–80% and satisfy LL88 where it applies.

Emergency & exit lighting

Code-required egress lighting installed, repaired, and test-documented for your FDNY and insurance records.

Intercom & access power

Power and low-voltage support for intercom replacements, video entry, and access control upgrades.

Basement & mechanical

Boiler controls, sump and ejector pump circuits, laundry room power, compactor circuits — the systems that generate 2am calls when neglected.

EV-ready parking

Make-ready infrastructure for buildings adding tenant EV charging — ConEd program coordination included. Details →

Local Law 97 — where multi-family electrical is heading

For buildings over 25,000 square feet, LL97 penalties are now live and the 2030 caps are the real planning horizon. The compliance path is electrification, and electrification is gated by electrical infrastructure — service capacity, riser ampacity, panel space. Mechanical engineers spec the heat pumps; whether the building can power them is our department.

What we deliver for covered buildings: load studies documenting real (metered, not nameplate) capacity and headroom — the document your engineer, lender, and LL97 consultant will all request; service and switchgear upgrade programs with ConEd lead-times built into the schedule; phased riser work sequenced around occupancy; and unit electrification packages (heat pump circuits, panel upgrades, induction-ready kitchens) at standardized per-unit pricing the board or owner approves once.

Buildings under the threshold aren't exempt from the direction — gas bans in new construction and tightening codes reach everyone eventually. The full picture is in our Local Law 97 electrical guide; pre-war buildings should also see our pre-war modernization service for the five-layer framework.

LL88 ALERT

The Local Law 88 deadline has passed

Buildings over 25,000 sq ft needed compliant lighting and tenant sub-metering certified by January 1, 2025. Penalties recur while the violation stays open — fixing it once is what stops the exposure.

How engagement works & service areas

For a single building: start with whatever's urgent — a violation, a turnover, a tenant complaint — and we'll perform it at standard rates with the documentation habits described above. Most building relationships start with one job done right.

For a portfolio: a walkthrough of representative buildings produces a baseline condition report, a standardized turnover scope priced per unit type, and an SLA for tenant calls. From there, electrical runs on rails: your super or manager dispatches, we execute and document, you get one consolidated invoice.

Serving multi-family buildings throughout Brooklyn, Queens, Manhattan, and the Bronx — 3-family walk-ups to 100+ unit elevator buildings. Commercial spaces within mixed-use buildings are covered under our commercial electrical service.

Frequently asked questions

$400–$1,200 per unit depending on unit size and condition, at a standardized scope: outlet and switch repairs, kitchen/bath GFCI compliance, detector compliance (smoke, CO, LL157 gas), fixture function, and panel labeling — with dated photo documentation per unit. Fixed pricing means your turnover budget is predictable across the portfolio.

Yes — it's routine work for us. We perform the repair, photograph and document it to HPD certification standards, and provide the paperwork your filing requires. If you have open violations across multiple buildings, send the list; we'll batch them efficiently.

Yes — 24/7 with 1–3 hour response across all boroughs. Supers and managers can dispatch us directly; we report the diagnosis and resolution back to management, not just the tenant. Active hazards (sparking, burning smells, full outages) get priority routing.

Classic riser-capacity symptom: feeders sized for the loads of their era are running at or past capacity on summer peaks. A load study (metered, building-specific) tells you the real headroom and whether targeted riser work or a service upgrade is the fix. Worth doing before adding any new loads — especially heat pumps or EV charging.

If your building is over 25,000 sq ft: start with a load study now — it's the foundation document for any electrification plan and the 2030 caps make the timeline real. Service upgrades have ConEd lead-times measured in months. We work alongside your engineer and LL97 consultant on the infrastructure scope; details in our LL97 guide.

Yes — 3+ buildings unlocks portfolio rates, standing COIs per building, a single contact, standardized scopes, and monthly consolidated invoicing. Some owners also keep a small monthly retainer for guaranteed-SLA tenant response; we'll structure what fits your operation.

What our customers say

★★★★★

"We manage 11 buildings in Brooklyn and the Bronx. MP Electric standardized our turnover electrical at one price per unit type — our make-ready timelines dropped because we stopped waiting on quotes. The HPD documentation alone is worth it."

Property Manager — 11-building portfolio, Brooklyn/Bronx

★★★★★

"Cured six open electrical violations across two buildings, every cure certified by HPD first pass. Then they LED-converted our hallways and the common-area ConEd bill dropped 70%. Competent and organized."

Building Owner — Washington Heights, Manhattan

★★★★★

"Our 1931 elevator building needed a load study for LL97 planning. Theirs was metered, thorough, and exactly what our engineer asked for — and their riser phasing plan worked around our occupied units without a single tenant complaint."
